The Upper One complex has reached its target height. Topping-out ceremonies have been held for the 131.5-metre office tower and the 55-metre hotel building. The STRABAG Real Estate development is now entering the finishing works phase, with completion scheduled for 2027.
Construction of the Upper One’s above-ground structures has been underway for just under a year. The development comprises a 34-storey office building and a 17-storey hotel, which will operate under the brand name The Cloud One Hotel. The completion of structural works marks the start of the next phase of the project. In the coming months, the developer’s activities will focus on the continued installation of the façade and roofing of both buildings, as well as on carrying out installation and finishing works inside.

This development will provide a tangible boost to Warsaw city centre’s property portfolio. Upper One is one of the largest office and hotel developments in central Warsaw. The STRABAG team is working at an extremely fast pace – both the office and hotel buildings reached their target structural height on schedule, with the office building rising by one storey per week. We are using advanced digital tools in the project, including BIM methodology from the design coordination stage, which allows us to identify potential clashes at an early stage of the process, through to tracking progress and as-built documentation. We also use 3D scanners and 360-degree cameras. This is yet another prestigious high-rise in the very heart of the capital, constructed by STRABAG,

Upper One is being developed with modern teams in mind, for whom an office in the city centre today means more than just a place to work. That is why the 36,050 sq m project focuses on functionality and unique amenities. A distinctive feature of the building will be double-deck lifts, including five panoramic ones, which will be integrated with a smart management system that analyses and forecasts traffic flow in different parts of the office building. The comfort of everyday work will also be enhanced by solutions for light control, air ionisation and sound insulation, which reduces ambient noise. The complex will be complemented by a 362-room hotel.
The Polish firm Medusa Group is responsible for the office building’s design and, in collaboration with the Austrian firm MHM Architects, has also created the architectural vision for the hotel. The construction company STRABAG is the main contractor for both segments.
Construction with a focus on efficiency
Upper One is a complex being developed in the spirit of the circular economy. As early as the demolition stage of the Atrium International building, as much as 95% of construction waste was earmarked for recycling or reuse. STRABAG Real Estate attaches equal importance to the current construction phase, managing resources with precision. To date, the office section has used, among other things, over 17,200 m³ of concrete and more than 2,100 tonnes of reinforcing steel.
Work on the hotel section is progressing in parallel, where over 6,200 m³ of concrete and nearly 700 tonnes of reinforcing steel have already been used (95% of the planned requirement). The main contractor is currently focusing on completing the hotel façade, 20% of which has already been installed.
The office building being developed as part of Upper One has already received LEED Platinum pre-certification. It will also apply for WELL and “Barrier-Free Facility” certificates from the Integration Foundation, and according to an independent ESG assessment carried out by the international consultancy firm Cushman & Wakefield, the project ranks among Europe’s leading examples of best sustainable practices.
